§ 05How an engagement starts

From first call to first clean — typically two weeks.

01Discovery

60-minute working session

Walk through your portfolio, current vendor mix, recurring pain points. We map your unit list, building list, and the cleaning cadences you actually need. No proposal yet.
02Proposal

Custom volume pricing

Within five business days: a proposed rate sheet with volume tiers, recurring discounts, and master-statement structure. Reviewed against your historical spend, not against industry benchmarks.
03Pilot

3 buildings, 30 days

Start with a representative subset of buildings. Run cleans for 30 days. Real photo logs, real turnover data, real invoicing. If it doesn't work, we end the pilot — no commitment.
04Rollout

Full portfolio onboarded

After successful pilot, expand to remaining buildings on a cadence that works for your team. Vendor handovers managed by us, not you. Standard contract is 12 months with mutual-out clauses.
§ 06PM-specific questions

The things property managers ask first.

What's your minimum portfolio size?

Volume pricing kicks in around 20 units across 3+ buildings. Smaller portfolios are welcome at standard residential rates without the volume discount tier.

Do you handle vendor handovers?

Yes. Notice to existing vendors, key/lockbox transitions, schedule cutover — managed by our PM-success team. You get a transition plan with dates, not a list of things to do.

What about WSIB and insurance?

Summa Clean carries commercial general liability ($5M aggregate) and every crew member is WSIB-covered. Certificate of insurance issued directly to your firm on signing. We are the contractor of record; your firm has no direct WSIB exposure for our crews.

Can tenants book directly?

Yes. Mid-lease deep cleans can be tenant-initiated and tenant-paid (charge goes to tenant card, not to your master statement). Or PM-paid and pass-through-billed. Set the policy per building.

How does cancellation work?

Reschedules are free up to 4 hours before. Cancellations within 4 hours of scheduled start are billed at 50%. We hold ourselves to the same standard — if our crew no-shows, you get a full credit plus a priority next-day reschedule.

What about damage claims?

Damage during a clean is covered under our liability insurance. The trust & safety team reviews photo logs, contacts your firm within 24 hours, and processes resolution. PMs receive incident summaries on the master statement.
